Bare concrete has a rough life in the West Valley
Concrete in Glendale works harder than most people realize. Garage slabs soak up heat through long triple-digit summers and cool off overnight, over and over, for months at a time. Fine dust blows in every time the door rolls up. Oil, coolant, pool chemicals and fertilizer leave stains that soak deep into the surface, and tires roll in hot off the Loop 101. Left bare, concrete dusts, stains and spalls, and it never looks truly clean no matter how often you sweep.
A professionally installed floor coating changes the whole room. It seals the slab against stains and moisture, creates a seamless surface you can clean with a dust mop and a squeegee, and gives your garage, casita or business a finished look instead of a construction-site look. A lot of our clients stop treating the garage as storage and start using it as a gym, a workshop or a place to hang out on game day.
We match each floor to how the space is used and what it faces: the right chemistry for heat and UV, the right texture for grip, and preparation that gives the coating something solid to hold on to.
- Seals out oil, pool chemicals, road salt residue and everyday stains
- Brightens dim garages by bouncing light back into the room
- No grout lines or seams to trap dust and grit
- Adds finished-space appeal when it's time to sell your home
Nine floor systems, one careful crew
From a single-car garage in an older Glendale neighborhood to a distribution floor near the Loop 303, we install the coating that fits the job, not the one that is easiest to sell.

Learn moreA great floor is four layers, not one
Kits from the hardware store give you one thin coat. A professional system is built in layers, and each layer has a specific job. Skip one, and the floor fails early.
Diamond-ground slab
Grinding removes the weak top layer, laitance and old sealers and leaves a profile the primer can grip.
Penetrating base coat
An epoxy or polyurea base soaks into the pores and locks onto the concrete, forming the foundation of the system.
Color and texture
Flake, metallic pigment or a solid color goes down next, adding character, grip and hiding power.
UV-stable topcoat
A clear polyaspartic or urethane topcoat seals everything in and takes the abrasion, chemicals and sun.
A floor you'll want to show off, not hide behind the garage door
We hand-mix in small batches, check slab moisture before we coat and watch surface temperature through the day. It's slower than a one-day paint job, and it's why our floors keep their gloss through Glendale summers.
Choosing the right chemistry
Most customers ask which coating is "best." The honest answer is that each one shines at a different job, and the strongest floors usually combine two of them.
| What matters | Epoxy | Polyaspartic | Polyurea |
|---|---|---|---|
| Best role | Base coats, solid colors, metallic floors | Clear topcoats and one-day systems | Flexible base coats in high-impact areas |
| UV stability | Can amber in direct sun | Excellent, stays clear | Excellent (aliphatic grades) |
| Cure time | Longer; often 3–7 days before parking | Fast; often next-day parking | Very fast; walkable in hours |
| Flexibility & impact | Hard and rigid | Tough and abrasion resistant | Highly flexible |
| Install in summer heat | Forgiving working time | Fast set; needs an experienced crew | Very fast set; tight timing |
| Where we use it | Metallic and commercial floors, base coats | Garages, patios, anywhere with sun | Garages and shops with heavy use |
From first call to first car parked
No mystery and no surprises. Here's exactly what happens on a typical Glendale garage or commercial floor.
Site visit and moisture check
We measure the space, look at cracks and old coatings, and test moisture coming up through the slab. You leave the visit with a clear recommendation and a written quote.
Pick your system and colors
We bring flake samples and photos of metallic finishes so you can see colors in your own lighting. Then we lock in the system, texture and schedule.
Diamond grinding and dust control
Industrial grinders with HEPA vacuums open up the surface and remove old sealers, keeping dust out of your house and off the neighbors' cars.
Crack and surface repair
Cracks, pits and spalls are filled and ground flush so they don't telegraph through the finish.
Base coat and broadcast
The base coat goes down and color flake or pigment is applied. For flake floors we broadcast to full coverage for maximum texture and durability.
Scrape, clean and topcoat
Loose flake is scraped and vacuumed, then the clear topcoat seals everything. Anti-slip additive goes in here when you want extra grip.
Walkthrough and care guide
We walk the floor with you, explain the cure times for foot traffic and vehicles, and leave written care instructions.
Six standards on every Glendale floor
These aren't upgrades. They're simply how we install coatings, whether it's a 300-square-foot laundry room or a 30,000-square-foot warehouse.
Grind, never just etch
Acid etching leaves a weak surface. Diamond grinding exposes sound concrete and is the base of a long-lasting bond.
Test before we coat
Moisture vapor coming through a slab is a common cause of bubbling and peeling, so we check it before choosing a primer.
Coat for the conditions
Slab temperature changes how coatings flow and cure. We plan our mix sizes and timing around it, especially in summer.
Full-build systems
We apply real film thickness, not a single thin coat that wears through at the tire paths after a season or two.
Respect for your property
We protect walls, doors and landscaping, control dust, and leave the site cleaner than we found it.
Line-item quotes
Every coat, repair and add-on is listed in writing, so you know exactly what you're paying for before work starts.
Garages are just the beginning
If it's concrete and it takes a beating, we can probably make it better. Here are the floors we install most often across Glendale and the West Valley.
A garage that feels like part of the house
Most homeowners call us because the garage floor is stained, dusty or peeling from a DIY kit. We remove what's there, repair the slab and give you a floor that cleans up in minutes and looks great when the door is open.
- Flake blends chosen to hide dust and tire marks
- Fast-cure options so you're not parked outside for a week
- Matching coatings for patios, casitas and laundry rooms
Floors that keep working while you do
Businesses near Westgate, along Glendale Avenue and in the West Valley's industrial corridors need floors that look professional and stand up to carts, forklifts and cleaning chemicals. We phase work around your hours to keep downtime short.
- Night and weekend scheduling available
- Safety striping, walkways and anti-slip textures
- Chemical-resistant systems for shops and clinics
Six habits that keep it looking new
Coated floors are low maintenance, not no maintenance. These simple habits help your finish keep its gloss through every season.
Dust mop weekly
Fine West Valley grit acts like sandpaper underfoot. A wide microfiber dust mop removes it before it dulls the topcoat.
Use a pH-neutral cleaner
A gentle cleaner in warm water is all you need. Skip harsh citrus or acid cleaners that can haze the finish over time.
Wipe spills promptly
The coating resists chemicals, but brake fluid, battery acid and some solvents should not sit for days.
Squeegee after storms
Monsoon rain blown in under the door leaves mud. Squeegee it out instead of letting it dry into a film.
Use mats where it counts
Put a mat under a workbench, a jack stand or a motorcycle kickstand to spread out point loads.
Don't drag heavy items
Lift or roll heavy equipment and gym gear. Sliding sharp metal edges is the fastest way to scratch any finish.
Questions Glendale customers ask us
How long does a garage floor coating take in Glendale?
Most two- and three-car garages are finished in one to two days. Day one is grinding, crack repair and the base coat with flake; the topcoat goes down the same day or the next morning depending on the system and the temperature. With a polyaspartic topcoat you can usually walk on the floor within a few hours and park on it after about 24 hours.
Will the coating peel from hot tires?
Hot tire pickup happens when a coating is rolled over a slab that was only acid-etched or poorly cleaned, so it never bonds deeply. We diamond grind every floor to open the concrete's pores and use primers designed to soak in. That mechanical bond is what keeps a coating attached when tires come in off a 115-degree road.
Is epoxy or polyaspartic better for Arizona?
Each has a job. Epoxy is an excellent, affordable base coat with strong adhesion. Standard epoxy can yellow under UV, so in sunlit garages and anywhere outdoors we finish with an aliphatic polyaspartic or polyurethane topcoat that stays clear. Many of our floors combine both to get the strengths of each.
Can you coat a floor that already has cracks or old paint?
Yes. We grind off old paint and failing coatings, then fill cracks, spalls and pitting with repair materials before the base coat. Joints can be filled or honored depending on how the slab moves. Moving structural cracks are discussed up front, because no coating can stop concrete from shifting.
How slippery is a coated floor?
A full flake broadcast already has noticeable texture. For patios, pool decks, entries and commercial floors we can add an anti-slip aggregate to the topcoat to increase grip when the surface is wet. We'll recommend the right texture for how the space is used.
What does a floor coating cost?
Price depends on the square footage, the condition of the concrete, the system you choose and how much repair is needed. Once we see the slab and take moisture readings, you get a written quote that lists every coat, so you can compare it with other bids line by line.
Do you work in summer?
We do, with adjustments. In the hottest months we start early, keep materials cool and choose working times that match the slab temperature. Monsoon humidity and dust storms are part of the planning too, so we watch the forecast and protect fresh coats from blowing debris.
